Strata governance is changing

NSW strata reforms are progressively increasing expectations around transparency, committee capability, maintenance, capital planning, records and accountability.

Committee capability

NSW Fair Trading has announced annual committee training requirements expected to launch later in 2026.

Manager transparency

Recent reforms have strengthened strata manager disclosure obligations around relationships, commissions and potential conflicts.

Recent reforms include standard forms for 10-year capital works plans and stronger repair and maintenance oversight.

Before you start

Who can request a C6 Health Check?

The service is designed for NSW Owners Corporations and strata committees. A committee may wish to obtain appropriate internal approval before engaging C6, depending on the scheme's delegations and expenditure authority.

Do we need every document before we start?

No. The Health Check is evidence-based, and missing documents are themselves relevant to governance visibility. Provide what is available and identify anything that cannot currently be located.

Does our strata manager need to participate?

Not necessarily. The initial review can be completed from information supplied by the committee. If clarification or additional evidence is required, C6 can identify what should be requested from the strata manager or another party.

Is C6 replacing our strata manager?

No. C6 is positioned as independent committee-side governance support. The strata manager may continue to administer the scheme while C6 helps the committee understand, monitor and govern its responsibilities.

What happens after the Health Check?

The committee can implement the recommendations itself, engage its strata manager or specialists, or ask C6 to assist with remediation, governance controls, manager interface, training or dispute preparation.

Does C6 provide legal advice or guaranteed compliance?

No. C6 provides governance support and evidence-based assessment of the information available. Legal interpretation, formal legal advice and specialist technical certification should be obtained from appropriately qualified professionals where required.
